Leasing: Choosing the right tenant for your property is very important. Potential tenants are screened for credit history, public record items, and criminal background, as well as landlord and employment references. Compliance with the terms of the lease, and enforcement of legal remedies are part of our ongoing management service.

Property Inspections: Preventive maintenance and timely repairs are smart management. Deferred maintenance devalues your property, and invites tenants to treat the property with disrespect. Property inspections are performed regularly and a digital report complete with pictures is maintained for each property. We DO NOT add additional fees or make a profit from repairs.

Monthly Financial Statements: Our management fee includes paying the expenses for your property. This can include mortgage payment, insurance premiums, association dues, real estate taxes, etc. These payments are deducted from the rent collected. At year-end you will receive an annual spread sheet that your accountant can use to prepare your taxes.

Rent Collection: We are committed to your success. For this reason we are leading the industry using state-of-the-art collection and disbursement systems. Tenants can use credit cards or direct withdrawal as well as traditional means to pay their rent. Electronic deposits of owners' proceeds can be made monthly, or if you prefer, we will cut a check. All delinquent accounts are placed with a collection agency at no additional charge to the owner.
